NEPI Rockcastle hosts its Capital Markets Day 2026 in Warsaw, Poland, bringing together investors, industry experts and our leadership team to explore the future of retail real estate and the opportunities ahead.

Moderated by BBC journalist Tanya Beckett, the event features insights on the global macroeconomic and geopolitical environment, the future of physical retail and NEPI Rockcastle’s investment proposition and growth strategy.

Marek Noetzel, Chief Executive Officer, opened the leadership session at NEPI Rockcastle’s Capital Markets Day in Warsaw, outlining our investment proposition, the four pillars of growth and the opportunity to build on our success in Central and Eastern Europe while expanding into new markets. NEPI Rockcastle is more than 60 properties across eight countries, now including Spain. It’s about the 700 employees who drive value creation across all fully integrated company functions.

Marius Barbu, Chief Operating Officer: “Every shopping centre is an opportunity for change. It’s an opportunity to adapt.” Almost €500 million invested in maintaining, improving and refurbishing our shopping centres over five years, alongside consumer-driven leasing and strong retailer partnerships, has helped increase sales per square metre by 25%. From refreshed fashion concepts and expanded dining areas to new entertainment experiences, our teams continually evolve our destinations around the communities they serve.

Anca Nacu, Chief Investment Officer: “We never do growth for the sake of becoming bigger.” Our integrated investment, development and asset management capabilities enable us to identify opportunities, unlock their potential and recycle capital into further growth. The flagship acquisitions in Poland, followed by the recycling of capital from Lithuania into our entry into Spain, demonstrates how we direct investment towards assets and markets with greater long-term potential.

Eliza Predoiu, FCCA, Chief Financial Officer: “We managed to deliver attractive returns to our shareholders while preserving the necessary resources in house to grow.” Over the past five years, NEPI Rockcastle has raised €3.6 billion through diversified sources of funding, supporting acquisitions and developments while protecting the liquidity and balance sheet strength. With a loan-to-value ratio of 33.1%, below our strategic ceiling of 35%, financial prudence gives us the flexibility to act when opportunities arise.

Together, their presentations demonstrated how one integrated platform connects investment, operations and finance, turning ambition into consistent delivery for our retailers, visitors and shareholders.

– Connect. Our business has always been about connections.

– Invest. Disciplined capital allocation is at the heart of how we manage our portfolio. Our financial strength remains the foundation on which everything else is built.

– Grow. Growth is not only about assets. It is also about people.
